Residential area 'Victoria', Lünen

better living

In 1914, the magazine ’Baumeister’ enthusiastically commended the ‘residential area for civil servants and workers’, constructed between 1910 and 1912, ’In the artistically presented ambitious houses, workers find an exemplary home ...’.

Owing to the architectural overall concept and the historical meaning of this exemplary residential area for workers, originally providing 200 accomondations, the total complex was listed at the end of the last century.

The meanwhile completed (overall) redevelopment required, besides a long-term plan for its economic existence, the consideration of changes in utilisation needs. Size and layout of the single accomodation units were adapted to modern demands through a new design of the floor plan. New heating installations and a combined heat and power stations secure the heat supply.

The result are 146 accomodation units which, as a total complex, adorn the Lünen cityscape. The cost and schedule targets, determined in the run-up, were fully achieved. The increase in residential amenity ensures the long-term economical efficiency of renting out.

DU’s main fields of activity in this project were, besides project controlling, assurance of performance quality through weekly building site inspections.
