Union building, Mannheim
essential for the IG-Metall
Mannheim city centre on Neckar waterside is mainly shaped by the arrangement of the three towers of the IG-Metall union building. The upcoming asbestos abatement gave reason for the examination of modern office structures.
The moderation of this target definition process, subsequent to an architect's competition with the emphasis on urban development, was the first task within the scope of DU's project supervision. The estimate of the construction costs was confirmed by the efficient and sound design by the winner of the competition, 'Schmucker + Schmucker', providing for the maintenance of the main features of the building.
The chosen lean organisational structure including the general planner and DU project management, was completed with a local general contractor. Herewith, the decisions could be concentrated on important milestones, as required by the building owner.
Examination of the final invoice shows specific construction costs of approx. 800 EUR per m2 gross, in line with the budget. The budget did not only include the complete gutting and a new glass and aluminium facade but also a large hall, a leased cafeteria with canteen kitchen and office surface space with combined offices to accommodate and centralise various unions and surface space to be rented by third parties.
To create an effective benefit, DU also supported the client with the acquisition of tenants and ensured long-term building management.
